Why prices vary between projects
Every property is different. Here are the main things that affect where your project sits within the typical range.
Property type and construction
Older properties — Victorian terraces, 1930s semis — often have quirks that add complexity. Different materials, unexpected structural conditions, or thicker walls can all affect cost. We find these out at survey stage, not mid-project.
Access and site logistics
Restricted rear access, scaffolding requirements on busy roads, or properties in tight terraced rows can all affect programme and cost. We factor this in when we quote, so there are no surprises.
Specification choices
The difference between standard and premium finishes is real — bathroom suites, tiles, window styles, flooring, joinery. We can work to most budgets, but the choices you make affect the final figure.
Structural complexity
A simple Velux conversion on a straightforward property costs less than a mansard with multiple steels, a new staircase, and a full en-suite. The more we alter the structure, the more engineer input is required — and the more the cost reflects real work done.
